- First impression – it’s my belief that most buyers decide NOT to buy a house within the first 5 seconds of pulling up to a home. What does this tell you? The condition of the outside of the house is important! Everyone will tell you to mow your lawn, pull weeds and paint the front door & garage door. But here’s a helpful secret that will set you apart from others… Power wash the outside of your home! If you have a brick or stone house, use an electric power washer (small houses) or gas powered (large houses) and spray away all the years of dirt and grime. You’ll be amazed how much better your house will look for just pennies. PS- you can do this for a painted house, but use the lower power nozzles.
- Improve the smell – the job of the front of your house is to get them to the inside of the house. Now that you’ve done this, the first ‘inside home’ impression they will get is the smell of your house. If it’s not a good impression, then you’ll never sell it. - Lighten up – nothing makes a home look ‘homier’ than having natural light. However, in the Texas heat, it’s always tempting to close the drapes or blinds to help keep the house cooler. However, I’ll say that you should not only keep the blinds and drapes open when staging your home, but also try this little secret… take the screens off the windows! Many screens darken the light and can make a room with open drapes seem dark. Taking them off make your home look much brighter!
- What to show and not show – remove as many personal items as possible. Take any appliances, clothing, equipment, etc… that you’re not using on a consistent basis to a storage unit. This extra space will make your house less cramped. In addition, take down any personal items you have. The goal is to make your house someone elses’ home, and that’s tough to do when you have pics of you and your family on every wall. So what do you keep? Here’s a tip that most people don’t think of… keep out all of important documents! Leave on a counter your warranties, you guides on how to use appliances, you instructions for the jacuzzi, etc… For buyers, it’s comforting to know that it has a 10-year warranty and was replaced just last year – so let them know.
