Why Hiring An Experienced Local Real Estate Agent Is Important in Austin, Texas

I know nothing about cars, yet amazingly, because I drive a nice car, people ask my advice on cars all the time.  The scary thing is that when I give this advice, people actually listen an act on it!  You see, anyone can have an opinion and people are likely to follow what others who they respect say…yet is it always the best place to seek advice?

The fact is that if you want to get good car advice, talk to someone who knows something about cars (not me).  Conversely, if you want good real estate advice, don’t talk to your auto mechanic…talk to me!

As owner of Hippie Hollow Homes real estate, I have participated in more than 1,200 real estate transactions in Central Texas since 2004.  I also own and operate the largest real estate investing club in Austin, Texas, where we bring in some of the top real estate minds in Texas to teach other real estate professionals.  Finally, I speak nationally with my husband, Phill Grove, as part of the ‘Big Live Event‘ tour.  Other speakers include (or have included) Rudy Guliani, George Ross, Michael Gerber, Gene Simmons, Kathy Ireland, Stedman Graham, and more.

  • Understands the local market:  Yes, asking prices are up nationally, but…you need to think locally to sell quickly. Just the mere fact that real estate asking prices are up nationally is great news for the market as a whole, in some areas it’s risen as high as 5 per cent but it’s absolutely essential that we work to what the Austin and surrounding areas market is doing – forget the rest of the nation for now, we’re not selling anywhere else.  As a real estate speaker who gives 2 ‘State of the Real Estate Market’ addresses each year in Austin, I can assure you that I am a student of the Central Texas real estate market.
  • Understands the value of your house:  When it comes to pricing your home for the market, the only opinion that matters is the market’s opinion!   • More than one way to skin a cat:  Most Realtors simply list your house at market value and hope for a buyer with good credit to come along.  What if you have no equity?  What if your home requires repair?  What if you are in the foreclosure process and need to sell fast?  This traditional strategy just doesn’t work in today’s market with many distressed sellers.  We offer several different ways to sell a house where the seller can sell within days and not have to come out of pocket for any closing costs!
  • Negotiations are more than just price:  While price is an important factor in selling a house, there is much more to negotiations than just lowering the price.  I had a buyer recently who was adamant about dropping the price of the house by $2,000.  Over 30 years, that’s a saving of $5 a month…is that really worth holding up a deal?  He was looking to save as much money on the deal as possible, so we offered to pay the first year’s HOA fees ($250) and he was thrilled!  There are many things you can do to please a buyer during negotiations, but the key is understanding what they want by asking the right questions.  This is a skill obtained by having years of experience and closing over 1,000 transactions.
  • Understands the goals of the seller:  When both parties set goals in the market for real estate, everyone benefits in the end because everyone knows what to expect. With a firm idea of desired amenities, location and price in mind, a buyer can avoid real estate impulse buying. Sellers, however, must decide the lowest they will take for their property and not allow desperation to tempt them to go lower.  The cause is the asking price. Attract buyers with a lower price that also satisfies you.

    Hello, I was referred to you from Jess Lucas, my coworker. I am looking to rent a home, preferably, in the Austin area (but can be as far as Lockhart) within the next 2 weeks. I have a dog, so I need a yard, and would prefer it to NOT be in the city. I would be interested in a duplex, and might be ok with a roommate.
