  • Try to hide stuff.  Next to pricing, the most common mistake of homeowners who can’t sell their house is lack of cleanliness & lots of clutter.  I was doing a walk through of a house with potential buyers when we walked into the master bedroom.  The homeowner had taken most of my advice… the bed was made, personal pictures were taken down, furniture dusted, scented candles lit, etc…  However, the reason the room was so clean is that she simply stuffed everything into a closet.  This became evident when the potential buyer opened the door only to have an avalanche of junk fall onto him.  Needless to say, they did not buy the house.  Don’t assume that you can hide your junk or your mess in an area where people won’t find them. They WILL look in your cabinets and your closets.
